1) Cover Sheet:
?     Site data item # 5 - Acreage shown does not match acreage
according to real estate. This figure must include
both parcel totals.
?      Site data item # 8.A. should include POD-41-73 as a previous
approval for these parcels.
?     Site data item # 12.A. Building square footage does not match
the square footage indicated in parking calculations
under item #10: Parking Schedule.
?     Site data item # 12.C. Please clarify basis for number of
units.
2) Show all existing easements, including the 50? ingress/egress
easement to the Haskell
property along the north property line.
3) Delineate property lines appropriately.
4) If the property line shown between the market and the proposed
building is to be
eliminated, please label accordingly. If not, provide evidence
of a joint ingress/egress
maintenance agreement. Also, you must show independent parking
calculations and
setbacks for each building on each parcel if this is to remain
two parcels.
5) Verify the location of all property lines. These do not match
information indicated in
the County?s information system.
6) Is there sidewalk existing for the entire frontage of these
parcels along Staples Mill
Road? If so, show on plans. If not, it must be provided.
7) If traffic permits, eliminate double entrance for the market and
replace with one
central driveway to serve both buildings. This will increase
the area available for
parking.
8) As proposed, parking provided meets minimum requirements. No
medical
office use will be permitted on site. Staff encourages the
applicant to consider
increasing parking provided.
9) Relocate the dumpster to either side of the parking lot, thereby
located behind the
building and blocked from view of Staples Mill Road. This may
also increase
available parking.
10) Clarify whether the courtyard area is included in the square
footage.
11) Provide clarification regarding the function of the courtyard
area. No outdoor food
service is permitted in the B-1 zone. Tables would only be
permitted for convenience
seating.
12) Provide information on HVAC equipment location and screening
detail.
13) Screening for dumpster must be constructed of masonry such as
stone, brick, or split
face block and must match the principal building color.
14) Provide retaining wall material detail. This must also be block
or stone to match the
dumpster enclosure and building color.
15) Color architectural renderings are requested.
16) Provide an increased amount and symmetrical layout of windows
along all
elevations, particularly along Staples Mill Road.
17) Staff recommends locating the kitchen to the rear of the
building. At minimum, false
windows must be provided along the Staples Mill side of the
building, and this may
prove to be more difficult with the current layout. Perhaps
shift the bathrooms to the
front of the building to compensate.
18) Offices located on the second floor also need more windows,
especially along the
north elevation.
19) Landscaping and lighting are not part of this approval. Exterior
light fixtures and
courtyard landscaping shown are for information/schematic
purposes only.
20) Signage is not part of this approval. A separate sign permit
must be applied for.
21) Verify that the owner information indicated on the POD
application matches the
owner information according to County Real E
