RE:     POD 64-07 BJ?s Wholesale Center
Construction Plan Review


Dear Mr. Carty:

The Planning Department has completed its review of the referenced
plans submitted October 11, 2007 and has the following comments:

1.     Correct site data notes 10, 12 & 14 to correspond with the
revised building area.
2.     Correct site data note 10 to account for the mezzanine and
additional parking.
3.     Correct site data note 12A to account for the mezzanine.
4.     For site data note 13, staff calculates the gross site is
545,807 sqft.
5.     On Sheet 2.01, correct the following items in the zoning
summary chart:
a.     There is no minimum lot width for retail in B-2.
b.     There is no maximum limit of building stories, just building
height.
c.     A 40? rear yard is required against ?R? zoning.
6.     The concrete 4? islands to the north and south of the fueling
center should be redesigned as landscape strips for ornamental trees
and shrubs.
7.     Continue the sidewalk along Starling Dr. to the southernmost
property line.
8.     Show the sidewalk/access between the northern most parking
lot to the church.
9.     Move the cart spaces in the northern most parking lot so they
are not adjacent to landscape islands. The carts can be moved in a
couple of spaces.
10.     Remove the existing space overlay west of the Wellness Center
from the layout plan.
11.     The concrete island adjacent to the propane tanks should be
redesigned as landscape a landscape island.
12.     On sheet 5.01, provide the tree protection symbol in the
legend and reference sheet 6.02 for the details.
13.     Staff cannot locate the dumpster screening details or other
items proposed to be screened within the plan. Dumpster screening
needs to be 8? tall with opaque gates.
14.     Detail sheet 6.04 shows the chain link detail including
color. Add a note to that detail indicating that the fence will by
black vinyl. Staff recommends that the developer consider utilizing a
decorative aluminum fence instead. Could the rear and side be
constructed out of block to match the building?
15.     Provide a note on the plan that the retaining wall be
constructed with block that matches the building.
16.     Provide the location and method of screening for all
HVAC/mech equipment including transformers. If the equipment is
intended to be on the ground, show location and screening method.
Staff recommends that is constructed of finished architectural block
to match the buildings.
17.     Scan in and include the POD approval letter in future
submissions.
18.     Remove the landscape plans from future submittals or print
across both pages and cover sheet that the landscaping is not part of
this review and approval.
19.     Additional comments pending comments from Public Utilities.

agencies and submit 7 sets of construction plans for review. Should
