Comments: PLANNING - GOGGIN, CHRISTINA Additional Comments: Additional Comments for POD-64-07 1. The total building square footage including the mezzanine is 117,286 square feet. Correct site data notes 10B & 12 and all sheets where the building square footage is labeled. Staff will need a revised plan accommodating the required parking for the September Planning Commission hearing. 2. For site data note 10A, staff calculates that 587 spaces are required. The site is short 13 spaces. ). How these spaces will be provided? The proposed building could be reduced 2,600 sqft or the fueling center could be reduced in size to provide area for the required parking. 3. Move the cart corrals from underneath the landscape islands in front of the store so they are better distributed within customer parking. 4. Is the cross walk at the main entrance the only 1 proposed. Provide more crossings across the main drive aisle. 5. Staff cannot locate the tree protection details on sheet 5.01. Use orange construction safety fence due the extreme sensitivity of the proffered buffer. 6. Staff cannot locate the 6? screen wall detail along the northern and eastern property lines. These screening sections will need to be connected to each other for a comprehensive fence line. 7. Staff recommends a fence or block wall min 6? in height along the residential zoned property. The fence should be installed 10? from the curb line so it is located near the top of the finished grades but still provides area for landscaping on the retail side. 8. Has BJ?s and Quioccasin Church talked about access so the church could utilize BJ?s employee parking for overflow when the store isn?t open? There will need to be a sidewalk and gate in the fence is that is implemented. 9. Label the northern most parking lot as employee parking. 10. Staff recommends moving the propane tank closer to the store?s entrance to create an additional landscape island. Also, provide the chain link fence detail within the plan with height info. Staff recommends black vinyl chain link vs. silver. 11. Is the painted strip south of the gas pumps 4? or 4?? Plan states 4?. This area should be raised curb and gutter so landscaping can be installed to provide screening and traffic channelization. 12. Provide the screening details for all transformers and generators. 13. Signage is not part of this approval. Only 1 free standing sign will be permitted on site. 14. Additional comments may be forthcoming a revised plan submission. Architectural plan review 1. The proposed buildings need additional architectural details to break up the buildings? mass. These can include pilasters, varying the parapet decorative brick patterns such as solider courses or recessed sections that create a pilaster. Provide revised architecturals that address staff?s concerns prior to the public hearing. 2. The fuel canopy columns should be constructed out of brick to match the buildings. Landscape plan review 3. Staff has not had an opportunity to review the schematic landscape plan. 4. The landscape plan will need to be removed from the signature submittal. |
