Comments: PLANNING - WARD, MATTHEW Additional Comments: March 1, 2007 McDonald?s Restaurant (POD-15-07) Planning Department Comments See Standard Comments Site Related Comments: 1. Please send new application to include developer and representative. 2. Please change name within the title block to match cover sheet. Change McDonald?s 10000 Brook Road to McDonald?s 7527 Staples Mill Road. 3. Please include C-3-74, POD-81-75, POD-64-82, P-13-91, and POD-38- 95 in the site data under section #8. 4. Label and show B-2 setbacks. 5. List GPIN 773-750-2521 as zoned B-2 and M-1. Please provide the use for that GPIN as well as GPIN 773-750-0833. The current owner is Jeanne E. Robinson 6. Label building dimensions on site plan. 7. Please consider relocating the building further back on site. This would provide more space for vegetation along Staples Mill Rd. and Bremner Blvd. 8. Please show separation between handicap space and loading area by installing a parking island. Identify loading area. 9. Please remove angled paved area located in the parking isle along Staples Mill Road and add a parking island. 10. Show right of way width for Staples Mills Road and Bremner Road. 11. Extend sidewalk to the edge of southern property line along Staples Mill where GPIN 773-750-2521 adjoins McDonald?s property. 12. Please provide a dumpster detail. Also, orient the dumpster area so the front gate angles or faces towards the drive thru and not Staples Mill Rd. Ensure the enclosure area detail depicts enclose walls at 8? tall. Will the enclosure area have a roof on it? 13. Please remove the typical elevation for dumpster wall and clarify that brick will match building. It does not match the proposed brick elevation. 14.Please remove any sign or exterior light proposal from plans. These are not included in this approval. Please remove all labels and symbols associated with these proposals. The existing sign to remain is okay. 15.Will outdoor dining be provided? 16.How many mature trees will be saved? 17.Please show drainage utility easements and locate those so minimal space is used and more green space is available for landscaping. 18.Show a tree protection plan. Architectural Comments: 19.Please provide detail that will show how the rooftop HVAC and electrical equipment will be screened from public view. 20.Please show any roof overhang detail 21.Consider showing awnings over non-drive thru (northwestern) elevation doors. 22.The yellow arched line above the roof line is considered a roof sign and is therefore not allowed. 23.What is the overall height of the front elevation building wall with the tower parapet? Please further clarify all building elevations. |
