Additional Comments: 1.     Site data note 10 will need to be revised based upon the
proposed uses within the building. Parking will be based on sq ft of
all office area (management, car sales, ect.), number of bays,
employees for the storage area, total sq foot of car & car accessory
showroom.
2.     Please revise site data 13 for this project and break out the
figures to represent existing and proposed conditions.
3.     Provide the POD approval letter within the plans once it is
received. Index on cover sheet.
4.     The site will lose its non conforming status with the
addition of the additional building area. The rear parking lot needs
to be revised to meet todayâ??s code for public parking lots.
a.     The whole parking lot must be addressed to bring it up to
code (repaving, ect.).
b.     Provide raised landscape islands at both entrances, at the
ends of all rows of parking and no more than 19 spaces in a row
without an island are permitted.
c.     What are the plans for the existing light poles?
5.     Is a dumpster planned for the site? If so show the location
and screening details within the plans. Dumpster screening must be 8â??
tall, constructed out of architectural masonry block that matches the
building with opaque gates.
6.     Provide bumper blocks for the existing parking spaces along
W. Broad St..
7.     Provide the setback for the existing and new buildings at the
nearest point from all property lines on sheet C2.
8.     Is the applicant proposing a fence around the back parking
lot. If so, provide details and the gate location and access details
will need to be coordinated and approved by PW Traffic, Police & Fire.
9.     Provide the color information as requested.
10.     Additional comments pending submission of a revised plan.
